Peoria has a lot going on! From infill projects in our downtown to new semiconductor fabs up north, Peoria is an economic engine in Greater Phoenix. Here are some of projects recently constructed and currently in development:
Amkor Technology (Peoria Innovation Core) is a $7B advanced packaging and testing facility, located just five minutes from TSMC, strategically positioned to strengthen the domestic semiconductor supply chains.
Once fully operational, the facility is expected to employ nearly 3,000 workers.
On April 2, 2024 the Peoria City Council unanimously approved two new restaurant, retail and event venue developments in Downtown Peoria - Caldwell County BBQ and Jefferson House. The properties for both developments are city-owned and were acquired by the city as part of council’s strategic revitalization vision for the Downtown Peoria area.
Caldwell County BBQ (83rd Avenue & Washington St.) is the first West Valley location for this signature barbecue restaurant.
Jefferson House (NW corner of 83rd Avenue & Jefferson St.) is a partnership between the owners of The Churchill in Phoenix and the owners of the existing downtown Driftwood Coffee establishment. In addition to offering a mix of food venues, bar and retail/event space, it will serve as a community gathering place for special events and artisan pop-ups.
The Park at 83 (located at Peoria Sports Complex) is a project by Common Bond Development Group that combines three first-to-Peoria, highly-desired dining experiences - Postino, North Italia and Blanco – with a lush, 2-acre park designed for community events, outdoor concerts, movie nights and more. This project was named 2025 Retail Project of the Year by AZRE Magazine.
The Trailhead (NE corner of 83rd Ave & Happy Valley Road) is a 40-acre mixed-use development by The Pederson Group, located adjacent to Peoria’s Sunrise Mountain Preserve. Anchored by Safeway, the project includes specialty shopping, destination dining and neighborhood-friendly amenities. The Trailhead was awarded Retail Project of the Year by the Arizona chapter of NAIOP.
Caliber by Greystar (79th & Grand Avenues) is a three-building, Class A industrial development that is part of the 88-acre Peoria Place, which is located in the heart of Peoria’s historic downtown. Collectively, the buildings span 412,000 square feet and feature 32’ clear height, energy efficient LED lighting, 190’ truck courts and infrastructure that offers tenants the ability to double their power capacity. Caliber by Greystar was named Best Spec Industrial Project Under 500,000 SF by the Arizona chapter of NAIOP.
