SPOTLIGHT: NORTH PEORIA GATEWAY
North Peoria Gateway (NPG) is a 1,620-acre planned development area in North Peoria, ideal for corporate campuses, mixed-used developments, medical, retail, and hospitality projects. With access to Loop 303 and growing residential demand, North Peoria Gateway is positioned for long-term growth.
On October 15, 2024, the Peoria City Council approved the annexation and zoning entitlement NPG, which paved the way for responsible growth and development along the strategic Loop 303 corridor near Happy Valley Parkway.
Arizona State Trust Land
Arizona State Trust Land comprises effectively 75% of the remaining vacant land within the Peoria Planning Area. To that end, the future growth and development of the City is largely dependent upon joint planning ventures with the Arizona State Land Department (ASLD). The development of parcels within this area is dependent upon market conditions and the pace of public auctions administered by ASLD. With the zoning now in place, a successful bidder can then approach the City with development plans. The Council action was important as it removed the uncertainty of zoning, which in itself brings an area closer to market-ready conditions.
North Peoria Gateway is adjacent to, but not part of the Vistancia master-planned community.
